Business Rates Revaluation For Northfield Town Centre Businesses
April 2026

The Valuation Office Agency (VOA) has now published the updated Rateable Values (RVs) that will apply from April 2026. This revaluation reflects changes in the commercial rental market and is part of the national process to ensure business rates remain fair and up to date.

The 2026 RVs are based on rental evidence from 1 April 2024, meaning they may differ significantly from the 2023 list, which used 2021 rental data. An increase in RV does not automatically mean an equivalent increase in your business rates bill, as reliefs and the national multiplier will also play a role.

Businesses are encouraged to review their new RV on the VOA website. If any details appear incorrect, you can request amendments or submit a formal “Check and Challenge”.  A "Template for Businesses to Challenge Their RV" can be found here

1. What is a Rateable Value (RV)?

 

Your RV is an estimate of your property’s annual rental value on the open market. It is set by the Valuation Office Agency (VOA), not the council.

 

2. Why has my RV changed for 2026?

 

The VOA updates all RVs every few years to reflect changes in the rental market. The 2026 RVs are based on rental evidence from 1 April 2024.

3. My rent hasn’t changed — why has my RV gone up?

 

RV is based on the market, not your individual lease. If similar properties in your area were letting for more in 2024, your RV may increase.

 

4. What factors influence RV?

  • Local rental evidence

  • Property size and layout

  • Location and footfall

  • Improvements or developments in the area

  • Changes in demand for certain types of premises

 

5. Does my RV mean I will pay more business rates?

 

Not always. Your bill depends on:

  • Your RV

  • The national multiplier

  • Any reliefs you qualify for

 

6. Can I challenge my RV?

Yes. You can check the details on the VOA website and request corrections if something is wrong. If you still disagree, you can submit a formal “Check and Challenge”.

 

7. What if I can’t afford the payments?

Contact Birmingham City Council Business Rates early. They may be able to:

  • Adjust instalments

  • Spread payments over 12 months

  • Review reliefs you may be eligible for
